What to Expect
You are about to make one of the largest purchases in your life and that can be daunting, but it shouldn’t have to be. We believe the best experience is one where you are guided through the entire process with clear communication, leaving you feeling confident and in-control.
1. Needs Exploration
Our team will sit down with you (in-person or virtually) to understand your specific circumstance and what you are looking for. We will build a solution tailored to your needs, detailing what to expect on your journey and any recommended vendors along the way.
Pre-qualifications give a rough estimate of how much you can borrow. By getting a pre-approval, it’s a formal commitment from the lender that states how much and for what rate. This helps make you a “stronger” buyer in a multiple-buyer scenario, which is quite common in our current market. We will walk through the process and provide some lender recommendations based on your needs.
3. The Search
This is the fun part! Based on your needs and budget, our team will go into ultra-stealth mode looking for your dream home, reviewing active, coming-soon, For Sale By Owner (FSBO) and off-market listings. Depending on your availability and location, we will preview properties, schedule in-person and/or virtual showings and provide you candid input based on our years of experience.
We will pull together market data, MLS information, seller preferred terms and other details to develop a solid negotiation strategy. With a combination of science, experience and creativity, our team will do what it takes to get the best deal for your home.
5. Due Diligence & Appraisal
Once under contract, we will guide you through all applicable contingency steps like conducting an inspection, reviewing HOA documentation, examining the title report, and achieving appraisal. At each step, we will walk you through findings and how it may impact your purchasing decision, always focused on protecting your interests as the buyer.
6. Funding & Closing
The day has come! We will do a final walk-through, go over any additional information before taking ownership of the property, and hand-off the keys.
