Condo/Apartment
Amenities are key when considering a condominium or townhouse. We will make a holistic review of all amenities, including: pools, workout facilities, sports courts, parks, shopping centers, etc. Our team will review the HOA rules and regulations to ensure they fit with your intended use of the property.
Multifamily
Before investing in a multifamily property, there are several details that can be reviewed, like a rent roll or full Pro-forma to get an understanding of income, delinquencies and occupancy rates. Whenever possible, Clutch Properties also looks at current tenant credit reports and background checks.
Short-Term Rentals
Short-term rentals are extremely popular in the Phoenix Valley which leads to enticing revenue projections, but not all that glitters is gold. We leverage industry experts for deeper market analysis and we also investigate HOA rules and regulations. Short-term rentals are not always permissible under the CC&Rs which can expose you to steep violations ranging from hundreds to thousands of dollars.
Land/Lots
To build or not to build? There is actually a lot that goes into deciding if land and lot purchases can be a good investment. We work with builders and experts to evaluate lots for build suitability, including cost estimates, grading, comparable sales, city ordinances, engineering, etc.
