While there were plenty of active listings, none of them blatantly screamed "steal of a deal." Then, we found a home that had just taken a price reduction after sitting on the market and that timing opened the door. We negotiated over $15,000 in savings - including price, seller concessions, and cash in lieu of repairs. The seller needed more time in the home while waiting on a new build, so we structured a leaseback: $1,500 in rent paid to the new buyer. We also worked with the HOA to cover several repairs they were responsible for, a win that could’ve easily been missed. Now our client owns a 3 bed, 2.5 bath investment property with built-in equity, rental potential, and a story that proves: In this market, strategy and negotiation win.
